Maune Construction Milestone Project

The Maune Company recently completed Eastport III, a 55,000 SF speculative warehouse in Collinsvillle, IL. The project was 90% leased to two tenants prior to completion.  AlienAds, a direct mail company based in Collinsville, leased 38,000 SF and Johnson Controls leased 12,000 SF, leaving only 5,000 SF available.  The Maune Company is the developer and Maune Construction Services is the general contractor. Eastport III is the third building developed by Maune in Eastport Plaza business park with Eastport IV, a 61,500 SF spec building, planned for a spring groundbreaking. Upon completion of Eastport IV, the development will contain four buildings totaling 204,000 SF.

“While we started this project without pre-leasing, we were pleased to be able to accommodate one of our existing customers’ growth needs. We were able to more than double the size of their space, provide a more efficient layout and structure the rent so that they could ease the initial occupancy costs”, said Ramsey Maune, CEO of The Maune Company.

“Eastport III was a milestone project for Maune Construction Services”, commented Tom Helmkampf, Vice President of Maune Construction Services. “This was our first ground-up construction project as our business has historically just been interior tenant finish.  And it couldn’t have gone smoother, with the project completed ahead of schedule and under budget”, continued Helmkampf.

Eastport features a state-of-the-art design with structural steel and concrete tilt-up, ample parking space, advanced fire safety and suppression features, as well as advanced building technologies.

Stock & Associates is the civil engineer for the project and Gray Design is the architect. Enterprise Bank is the lender for the project. BarberMurphy and The Maune Company handle the leasing.
